Refreeze Risk After Rain

Coastal winter events often begin as rain and become an ice problem after precipitation stops. Water collects, temperatures fall and surfaces freeze at different times across the same property.

Why air temperature is not enough

Pavement temperature is influenced by previous weather, shade, wind, elevation, traffic and the structure below. A bridge deck, exposed ramp or shaded north side can freeze while a nearby open lot remains wet. Use site observations and pavement readings with the forecast.

Map where water travels

Walk the site during rain. Mark downspout discharge, blocked drains, wheel ruts, low spots and water flowing across pedestrian routes. De-icer cannot correct drainage. Recurring water movement should be addressed as a property-maintenance issue as well as a winter-service priority.

Parkade ramps need special attention

Ramps combine slope, vehicle braking and temperature transitions. Water can be carried from a warm interior onto a colder exterior apron. Review trench drains, ramp grooves, overhead leaks and the point where exposure changes. Keep materials and equipment suitable for the surface and building requirements.

Loading areas and shaded pavement

Loading docks experience tire compaction, idling vehicles, building shadows and interrupted drainage. Shaded lanes may remain below freezing longer than sunny pavement. Treatment routes should identify these areas explicitly instead of applying one uniform assumption to the entire lot.

Build a refreeze response

• Inspect after rain tapers and temperatures approach freezing.
• Prioritize slopes, accessible routes, entrances and known cold spots.
• Choose material and rate using the product label and actual conditions.
• Record pavement condition, time, weather and application.
• Return when drainage, traffic or temperature changes justify reassessment.

Anti-icing may help before a suitable event, but it is not a guarantee against every rain-to-freeze cycle. Mechanical removal, drainage correction and repeat inspection can all be part of a responsible plan.
